Research on the Temporal and Spatial Differences in the House-Purchase Pressure for Urban Residents in China: Based on the Quadrant Model of House-Purchase Pressure

摘要

This paper constructs a quadrant model to measure the house-purchase pressure for urban residents, and it’s temporal and spatial differences were studied based on the date of 284 cities at the prefecture level and above in China from 2005 to 2021. The results show the following: (1) From 2005 to 2021, the downpayment and comprehensive pressure of house purchases decreased, and the monthly payment pressure increased; the house-purchases pressure in first- and second-tier cities increased, the pressure in third- and fourth-tier cities declined. (2) In terms of regional distribution, downpayment and comprehensive pressure were high in the east and west and low in the middle of the country, and the monthly payment pressure in urban agglomeration was relatively high. (3) From the spatial difference, the diversities in house-buying pressure decreased; the house-buying pressure in first-tier cities tended to increase, and the pressure in the third- and fourth-tier cities tended to decrease. (4) From the perspective of spatial correlation, the global correlation of house-buying pressure showed a trend of “decrease-increase-decrease-increase”, with local hot spots concentrated in Jiangsu, Zhejiang, Shanghai, and the southeast coastal areas and cold spots concentrated in the central-southern and northern Shanxi regions.
