Transit-Oriented Development TOD as Innovation Tool for Smart and Sustainable Infrastructure

摘要

An urbanization caused traffic congestion and increased fuel consumption. TOD planning in India is needed to address neighbourhood structure and transportation challenges in metropolitan areas. Transit-oriented development is a concept with different definitions, although it generally refers to high-density development through transit interaction. This method aims to decongest city nodes, arteries, with public transport to encourage people to walk or use non-motorized transport for significant travel. This paper discusses the concept of TOD, 3Ds concept, value capture financing (VCF) mechanism, and challenges. Then paper also focuses TOD case study at Science City Road, Ahmedabad. In Ahmedabad, AUDA (Ahmedabad Urban Development Authority) declared to implementation of TOD tool in 2015. Science City area is also one of the places for TOD. To get idea of development, land use characteristics has discussed and compared for the two year 2014 (before TOD) and 2022 (after TOD). For comparison, spatial temporal method was used. The aim of comparison is to get conclusion that whether TOD is successful or not. All the statistical data are done during survey. Land use shows the mixed-use surrounding station to achieve high density, employments, and earning more revenue. By using ArcGIS, all maps are prepared. Likewise, land use, consumed FSI also take important place as provision of high density is one of the most essential parameters of TOD. Therefore, maps are also prepared and compared for both the years. To get an idea about the convenience level of PT user, one questioner have been done. From their responses, issues and problems were identify and try to encounter those issues where TOD is going to be plan. This paper also showing how TOD will help to make Indian city smart, sustainable, and compact. Goal of this study is to come to know about benefits of TOD, issue before the implementation and during implementation, development after using tool, achieving high density, well connectivity between pedestrian path and transit station.
