Key Determinants of Client Decision-Making in Smart Apartment Purchases: An Exploratory Analysis in Ho Chi Minh City

This study examined the factors influencing clients’ decisions to purchase smart apartments in the environment of rapid urbanization and technological advancement in Ho Chi Minh City. By integrating information and communication technologies, smart apartments offer enhanced energy efficiency and overall quality of life in densely populated urban settings. The study initially identified 39 factors, narrowed down to 27 key determinants impacting buyer choices. Results from the exploratory factor analysis revealed seven principal components: internal attributes, design and space, location, legal issues, support services, living environment, and smart device utility. The factors reflected market trends through client feedback and provided evidence for policymakers and technology providers to tailor strategies that meet consumer demands and enhance urban living standards.
