Factors Contributing to Delay in Indian Construction Projects - Subcontractor’s Perspective

The Majority of Construction Projects in India are experiencing significant delays. The severity of the delay is varying from one project to another and also among the various parties involved, including consultants, owners, project managers, contractors, and subcontractors. Much research on overall delay causes is conducted globally, but only handful numbers of research are found from the perspective of the Subcontractor. Like general contractors, subcontractors regularly experience the effects of uncontrollable events and acts. Subcontractors deal with additional challenges and typical risks associated with construction projects. The investigation of various Construction project delays from the viewpoint of subcontractors, as well as the analysis and ranking of the delays, are the key goals of the study. The quantitative approach to analyze the delay factors in this work was conducted in three stages: literature review, questionnaire survey, and an analysis of the obtained result using the Relative Important Index (RII). In the literature review, various factors responsible for the delays were listed out and ranked based on their frequency of occurrence. Furthermore, in this study data was collected from the construction professionals by using a questionnaire survey, hosted on Google form to 100 randomly selected professionals. A total of 66 (66%) of contracted professionals responded to the questionnaire survey. The statistical tool called Relative Importance Index was used for analyzing the data. It was observed that ‘delay in payment to subcontractor’ ranked highest among various other Factors with an RII value of 0.7061. It was concluded that reducing the issues related to delay in payment to the subcontractor, can significantly minimize the delay in perspective to Sub-Contractor.
