Case Study of the Application of Value Engineering to High Rise Construction

The persistent problem of construction projects running over budget and behind time is caused by a confluence of numerous factors. Value engineering is one way that involves examining new or existing construction methods and materials throughout all phases of a project in order to cut costs and save time while also contributing to an improvement in quality and the effective use of resources. The first two stages of a four-stage, ongoing residential high-rise construction project were completed and delivered to customers before this case study began. Based on customer and project manager feedback regarding a variety of issues concerning high unit cost of concrete, high cost and time of block work activity and the installed windows and their maintenance cost, value engineering was to be applied to the remaining two phases in order to maintain project quality, reduce costs, and eliminate maintenance. Using the fundamental principles of a value engineering job plan, this study identified the primary sources and causes of wasteful spending and looked for alternative, more efficient ways to achieve the same results as the baseline option. The observed results reassured the management or client, that implementation of value engineering reduced the costs sufficiently to proceed with the project’s last two stages.
