Selecting and implementing an effective approach for delivering facilities management (FM) services in social housing can greatly improve occupant satisfaction, add value, and lower costs. This paper investigates the current FM service sourcing approach in Nigeria’s semi-arid climate social housing sector and assesses its effectiveness. Data was gathered through semi-structured interviews with five senior management staff of the Borno State Housing Corporation in Maiduguri, located in Nigeria’s semi-arid region. The data was analysed using NVivo R1 and Stata 13.0 software, employing thematic analysis, and presented through narratives and direct participant quotes. Logistic regression was used to evaluate the in-house FM service approach’s effectiveness. The findings showed that the in-house approach was ineffective in this context. The paper suggests adopting a suitable FM sourcing approach, alongside the in-house method, to enhance FM service delivery in Nigeria’s semi-arid climate social housing sector.
