Critical Success Factors for the Implementation of Industrialized Building System (IBS) in West Sumatera, Indonesia

Industrialized Building System (IBS) is usually associated with sustainable construction which is described as the ability of the construction system to consider the environmental impact of a building over its entire lifetime, while optimizing its economic viability and the comfort and safety of its occupants. Typical standard building practices are guided by short term economic considerations. Affordable construction is based on best practices which emphasize long term affordability, quality and efficiency. The needs of affordable housing in Indonesia is very crucial every year. Housing needs continue to rise very rapidly in Indonesia, particularly in urban areas. Back log housing up to 2016 has reached up to 7.6 million units, while demand for new homes every year reached up to 800,000 units. There are about 1,350,000 units’ gap that must be resolved to fulfill the housing need in Indonesia. This study intends to investigate the perception and acceptance of construction players on the use of Industrialized Building System in West Sumatra, Indonesia. 66 respondents consist of project planner, project manager and project owner had been evaluated by online questionnaire for their opinion on the challenges in implementing IBS in West Sumatera. The survey had concluded 5 critical factors were the key success factors to implement IBS in West Sumatera.
