Preliminary Survey on Effective Actions to Resolve Property Overhang in Affordable Housing Provision from Developer’s Viewpoint

The population in Malaysia is constantly increasing, and the citizens are always moving from smaller towns to urban areas. The rapid development is leading to a significant rise in affordable housing to accommodate the growing population in urban areas. While the Government is putting notable effort into developing houses for Malaysians, there is a severe issue of overhang in the affordable housing provision, as proven by the National Property Information Centre (NAPIC) data history and Real Estate Housing Developer Association (REHDA). Despite the increasing demand, the statistics indicate that the properties are developed more than the demand. Hence, this study aims to identify the causes of overhang in affordable housing properties and determine the strategies to solve the issue from the developer’s point of view. This research is conducted quantitatively by distributing questionnaires to property developers in Malaysia. The results were analyzed statistically using mean analysis, frequency distribution, and Factor Analysis. Based on the research, 17 strategies were ranked according to individual importance. The current overhang in affordable property requires active action to support national growth. The findings from this study can be referred to as the Government is formulating effective actions to resolve property overhang in affordable housing provision.
