This research is developed from a Ph.D. proposal and presents an extensive exploration of the intricate landscape of challenges and opportunities entailed in the integration of cutting-edge technologies such as Building Information Modelling (BIM), Virtual Reality (VR), Artificial Intelligence (AI), Augmented Reality (AR), and Big Data into New Zealand’s real estate. By delving into the initial screening phase of a systematic literature review (SLR), we unveil a set of paramount challenges that currently confront the industry. Our findings brought to light a series of critical challenges including a limited understanding of these innovative technologies within the sector, a pervasive reliance on traditional methodologies, intricate integration issues, and accessibility challenges. Collectively, these hurdles impede the industry’s ability to fully harness the transformative potential of technology, which extends to enhancing operational efficiency, fostering transparency, and fortifying sustainability. Furthermore, our research underscores the pressing need for concerted further inquiry, aimed at bridging the chasm between the latent technological capabilities and the industry’s present state. To surmount these challenges and usher in a new era of technology integration, forthcoming endeavors must encompass comprehensive measures, including elevating technology awareness, fostering collaboration, quantifying the economic implications, scrutinizing sustainability aspects, and elevating the user experience. This research endeavor serves as the cornerstone for steering the trajectory of technology integration within the real estate sector. It not only propels the industry toward embracing innovative technologies but also advocates for sustainable practices and paves the path for the development of sophisticated smart real estate applications, thereby enriching the industry’s landscape.
