Centralized land registration systems are vulnerable to inefficiencies, fraud, and collusion with middlemen. This paper proposes a decentralized blockchain-based framework for creating secure, transparent, and tamper-proof property ownership records on the blockchain. Using smart contracts and Hyperledger technologies, the system eliminates intermediaries, automates transactions, and improves data integrity. This research addresses challenges between legislation compliance, scalability, user adoption, and a detailed methodology to provide comparative performance. The results demonstrated a considerable improvement in transaction efficiency and system security, confirming the framework’s promise for real-world applications with a 29.2% improvement in processing time that briefly highlights the proposed framework’s objectives and contributions.
