Resilient Housing Choices: Understanding Preferences in Chennai’s Real Estate Post-Michaung Cyclone

The Michaung cyclone hit Chennai hard, not just damaging buildings and roads but also changing how people choose homes. This study delves into the dynamic interplay between natural disasters, consumer behavior, and urban development in the post-cyclone context. Through a systematic analysis of existing research, it elucidates the factors influencing people’s choices in buying residential property after such calamities. This study analyzed the multifaceted impact of the Michaung cyclone on Chennai’s real estate market, revealing shifts in property values, housing demand, and location preferences. It explores the resilience of housing infrastructure, accessibility to amenities, and community cohesion as critical determinants shaping post-disaster housing decisions. This study aims to present insights into specific housing preferences emerging among Chennai’s residents after the Michaung cyclone. These insights shed light on the importance of infrastructure resilience, housing design, and proximity to essential services in post-disaster housing choices. It was observed that the housing prices in the areas that are prone to natural disasters (cyclones) are declining which is about a maximum of 19.77%. Furthermore, this study discusses the implications of these findings for urban planning and disaster management policies in Chennai. It underscores the need for adaptive strategies integrating resilience into real estate development and urban planning frameworks.
