An Assessment of Compliance with Building Regulations of Residential Structures of UEESZ-Tagged Las Terrazas Subdivision

Davao City has implemented various programs to address climate change and the challenges of rapid urbanization. As part of these efforts, the Urban Ecological Enhancement Sub-Zone (UEESZ) was established to regulate land use and promote sustainable development. This study aimed to assess the compliance of residential structures in the Las Terrazas subdivision with the building regulations set for the UEESZ. Using the snowball sampling method, data were collected from eleven (11) residential structures through an observation checklist. The checklist evaluated key compliance indicators, including building height, setbacks, open space allocation, and environmental impact considerations. A one-sample t-test was conducted to analyze the data. Results showed that 81.82% of the assessed houses adhered to the prescribed regulations, indicating a high level of compliance within the subdivision. The findings suggest that most homeowners and developers in Las Terrazas recognize and adhere to urban planning policies aimed at sustainability and ecological enhancement. However, the study also highlights the need for continuous monitoring and enforcement to ensure full compliance with regulations. Future research may explore the factors influencing non-compliance and the long-term effects of adherence to UEESZ policies on urban sustainability in Davao City.
