Use of Last Planner System to Improve the Dynamism of Construction Planning in the Finishing Stage of Multifamily Buildings in Medium-Sized Construction Companies

In the construction industry, efficient and flexible planning is crucial for meeting deadlines, optimizing resources, and ensuring project quality. The finishing stage in multifamily buildings is particularly complex and variable, posing challenges for medium-sized construction companies that often rely on traditional and sequential planning methods. These methods, lacking adaptability, tend to cause delays, additional costs, and coordination issues among teams. This research focuses on enhancing the dynamism of planning during the finishing stage using the Last Planner System (LPS). The study is divided into four phases: diagnosis of the current situation, selection of activities to evaluate, development of a new process with LPS, and validation of the dynamism. The results show an increase in the completion rate of planned activities, reaching 71% compared to 63% with the traditional method. Additionally, the implementation reduced the incidence rate to 0.29 compared to 0.37 with the conventional approach, demonstrating an improvement in the early identification of constraints and activity execution. These metrics highlight the LPS's ability to enhance efficiency and flexibility in planning and execution, essential attributes for a more agile and effective construction process. Experts who evaluated the proposal emphasized these advancements, although a longer observation period is required to fully assess the impact of these improvements.
