This state-of-the-art was based on 103 reviewed standards, studies, surveys and investigations. Most of the reviewed studies deal with financial aspects and the causes of damage were described in qualitative, human-related, terms. Although there were some good examples there is a limited number of studies considering technical aspects. There was also a limited amount of studies that described the damage and the causes of damage in technical terms. Furthermore, there was a limited amount of studies describing damage and causes of damage at a high detailed technical level, which is needed to establish technical guidelines in order to prevent damage. Several studies cover the design and the construction phases. However, there was a limited amount of studies that manage damage and causes of damage linked to the maintenance phase and renovation and rebuilding.
