The United Arab Emirates is taking vast actions in developing its smart cities infrastructure and building a huge dependency on the emerging AI technologies, in addition to the recent developments in sustainability initiatives in all the industries and specially in construction. The underpinned theories for establishing the theoretical framework are resource-based view, dynamic capabilities view and systems theory. The aim of this paper is to conceptually review the relationship between applying agile approaches and the success of smart cities infrastructure projects in the UAE and the role of AI technologies and the influence of sustainability requirements on this relationship. The study processes a literature review for understating the existing knowledge in both practical and theoretical aspects and presents a conceptual framework and developed hypotheses for future studies
