As the center of government and business in Indonesia, Jakarta is filled with various office buildings. Where some buildings have been standing for decades. 18 Parc Place Tower D is one of the office buildings in the Jakarta area, specifically in the SCBD area. By calculating the life cycle costs of the office building, it is hoped that it can provide an overview to all parties, especially the building manager, regarding the costs incurred during the service life of the building. The research method used is to carry out direct measurement observations on the research object in order to identify the type of damage that exists. In data analysis, the NPV calculation method uses Life Cycle Cost. It is known that the NPV value for corrective maintenance is IDR 29,032,196, and for preventive maintenance, it is IDR 338,430,243. The difference in value is because corrective maintenance actions are carried out only after damage or failure occurs and do not involve regularly scheduled routine costs. Meanwhile, preventive measures often include replacing or repairing components before failure occurs, which is carried out regularly. Ideally, an effective maintenance strategy combines elements of both types of maintenance, adapting them according to the needs and characteristics of the assets being managed.
