In an increasingly technology-driven era, the construction industry is experiencing a paradigm shift toward digital transformation to enhance cost and time efficiency, particularly in modular construction. Implementing digital technologies holds significant potential to streamline processes, increase productivity, and achieve sustainable outcomes. However, various factors can hinder the successful integration of these technologies. This research investigates the factors influencing the use of digital technologies for cost and time efficiency in modular construction. Adopting a quantitative approach, primary data was collected through questionnaires distributed via Google Forms to construction professionals, while secondary data was gathered from scholarly journals, books, and conference proceedings. The findings reveal that factors such as the use of software systems, the availability of hardware technology, initial investment in data infrastructure and efficient data categorisation are significant factors in effectively utilising digital technologies. These findings expand the existing knowledge of digital technology and provide valuable insights for policymakers and industry stakeholders to develop strategies that facilitate successful digital integration. Addressing these factors can ultimately enhance the industry's ability to achieve cost-effective and time-efficient outcomes in modular construction projects.
