A Review of Barriers to Modular Integrated Construction Adoption in Developing Countries: Pathway to Sustainable Housing

The rapid urbanization in developing countries has created an urgent need for sustainable housing solutions. Modular Integrated Construction (MiC) emerges as a promising alternative to traditional building methods, offering advantages like accelerated construction timelines, minimized waste generation, enhanced quality control, and cost effectiveness. Developed countries such as the United States, United Kingdom, and Hong Kong have successfully implemented MiC, developing countries struggle with its adoption. The low acceptance and implementation of MiC in developing nations stems from multiple challenges. These include insufficient technical expertise among professionals and a lack of comprehensive research studies examining its application in these contexts. The construction industry faces barriers ranging from high initial investment requirements and regulatory complexities to cultural resistance and infrastructural limitations. This paper employs bibliometric and systematic literature analysis to identify critical obstacles to MiC implementation and proposes strategic solutions. The research reveals eight main barriers categories: knowledge gaps, policy and regulatory constraints, technical challenges, financial limitations, aesthetic concerns, process-related issues, industry barriers, and attitudinal barriers. To address these challenges, the study recommends developing supportive policy frameworks, implementing comprehensive stakeholder education programs, and establishing public-private partnerships to attract investment. Also, providing practical guidance for professionals and stakeholders involved in MiC implementation, and research contribution, ultimately aiming to enhance living standards while maintaining environmental sustainability in developing countries.
