Understanding Airbnb Supply in Rome: Multivariate Analysis of Prices and Accommodation Patterns

The repercussions resulting from the succession of unregulated tourist activities, exemplified by overtourism, are also evident in the residential market, particularly within the short-term rental sector. These are commercial environments whose developmental rules and evolution over time frequently do not adhere to standards of normalcy and traceability of their characteristics across various spatial scales, from neighbourhood to city. This arises from the unpredictability of price creation processes at a regional level concerning (e.g.) the target demographic that requires short-term renting. The phenomenon of short-term rentals in the city is investigated in this article, with the primary attention being placed on the qualities that are unique to this phenomenon in terms of demand, supply, and spatial considerations. Rome is utilized as the case study. The primary evidence across various analytical scales (urban area, municipality, city) is emphasized, examining their empirical relationships concerning the relevant territorial setting.
