The evolving uses of housing in metropolitan areas have caused significant shifts in real estate markets, particularly affecting families and students who seek accommodation near educational institutions. The post-pandemic period has seen a sharp rise in housing prices, increasing the difficulty to find affordable housing in university neighbourhoods. This study focuses on the universities in Naples, capital of Campania Region in Italy, to explore the key drivers of these changes in the real estate market, considering as potential factors the transportation infrastructure, then urban regeneration measures, overtourism, commercial activities, and employment opportunities. These factors are analysed to determine their influence on housing prices. Using an econometric hedonic model based on Naples’ real estate dataset, this research investigates the relationship between urban systems and housing market dynamics. Specifically, it analyzes how proximity to infrastructure, such as universities and transport systems, affects housing prices. Additionally, it examines the broader socioeconomic implications, highlighting the connection between urban density, price variations, and social inclusion gaps. This work contributes to the ongoing discussion on housing affordability and the socio-spatial challenges faced by urban populations.
