Integrating Building Information Modeling (BIM) and Lean in Modular Construction: Insights of Literature Review

Prefabrication and modularization of constructions are current requirements for the development of this industry. Currently, the organization of the activity, including the entire process in the logistic scheme, from the opportunity study to the post-execution structural monitoring, can no longer be conceived without the involvement in the operational chain of new, informational and procedural technologies such as BIM (Building Information Modeling), GIS (Geographic Information System), SHM (Structural Health Monitoring) and Lean. These should be used in a combination that would generate organizational and technological models adaptable to each case. In addition, the integration of digital technologies in modular constructions creates a new perspective regarding the improvement of performance and the increase of competitiveness in this industry. The continuous research in the field involves knowing the current state of all approaches in the specialized linked literature and the added value brought by each of the four new technologies in the entire process of producing modular constructions. The paper aims to analyze the literature that contains research on the integration of the concepts of BIM (Building Information Modeling) and Lean manufacturing in the processes of modular constructions. For this purpose, the sources from the Scopus database were studied. The bibliometric analysis was carried out through the VOSviewer software. The results led to the identification of the determining factors leading to the successful integration of BIM and Lean in the modulation of constructions.
