The paper explores how Transit-Oriented Development (TOD) influences socio-economic development in the context of two case studies: Gift City and Delhi’s Regional Rapid Transit System (RRTS). TOD promotes dense, mixed-use development near transportation hubs to improve efficiency and sustainability. Gift City is a prime example of TOD. This example demonstrates all of the impacts of TOD, like higher property prices, lower transportation expenses, and greater access to employment. The Regional Rapid Rail Transit System aims to minimize traffic congestion and improve regional connections to boost economic activity. Ultimately, our study assesses how TOD initiatives impact urban mobility, real estate markets, and economic growth. As a result, it promotes sustainable urban growth and sheds light on successful infrastructure planning. Our proposed TOD framework takes a bottom-up approach at the national, state, and local levels, taking into account sustainability, inclusiveness, financial, and technological considerations. Public engagement should include suggestions for TOD-based strategies that will help the state build feasible plans and regulations that can be applied nationally.
