Renowned as the primary commercial and ceremonial thoroughfare in Guayaquil, Avenida 9 de Octubre is often acknowledged as the most important street in Ecuador. From the 18th century through the 1970s, Avenida 9 de Octubre and its environs were the nexus of commercial and cultural activity in the city. However, as Guayaquil expanded rapidly in the post-WWII years, its commercial, cultural, and financial activities began migrating from the urban core to a “new” downtown, a shift catalyzed in the late 1970s by the development of the Policentro indoor shopping mall. The evolution of Avenida 9 de Octubre demonstrates how decentralization reflects the multidimensional dynamics of urbanization in Guayaquil. This chapter situates shopping mall development in Guayaquil within this context, highlighting the broader implications of decentralized commercial districts. By examining the historical trajectory of Avenida 9 de Octubre, this research illuminates the complex interplay between urban growth, the rise of indoor shopping malls, and commercial decentralization. The case of Guayaquil provides valuable insights into the urban transformation of Latin American cities, where new downtowns reflect increasing globalization and social stratification.
