Re-modeling of Built Asset Information to Improve and Optimize Asset Management

This research addresses the critical challenge of managing built assets in the 21st century, focusing on the need for accurate, comprehensive, and up-to-date information for efficient utilization, maintenance, and management. It highlights inefficiencies in current practices that increase operational costs and reduce performance. The research explores innovative approaches using advanced technologies to enhance asset management, aiming to bridge the gap between potential benefits and the reality faced by many organizations using traditional methods. The literature review covers studies on integrating Building Information Modeling (BIM) with asset management in academic buildings, challenges in creating and managing BIM models for existing building, and the lack of a structured framework to manage both structured data and unstructured activities necessary for facility management (FM). It also discusses the need for a standardized methodology to support data exchange from BIM models to an Asset Information Model (AIM). The methodology outlines an action research approach to systematically evaluate and improve information remodeling practices. It describes steps such as diagnosing information gaps, strategic planning, implementation, evaluation, and continuous learning. The proposed strategy details steps to remodel built assets, including diagnostics, strategic action planning, implementation challenges, solutions, impact evaluation, and continuous improvement. A case study at ÉTS-Montréal demonstrates a BIM implementation strategy through a tailored BIM template, validated through pilot projects and user feedback for adaptability. In conclusion, the research highlights the dynamic nature of asset management, obstacles in standardizing data, and resistance to change. It emphasizes the importance of developing open standards, automating processes, and improving user interfaces to make systems more accessible and user-friendly.
