The Building Information Modeling (BIM) methodology and Digital Twin technologies have emerged as potential solutions to address significant challenges across various sectors of the built environment, particularly in facility management (FM). While commercial solutions are already available, and numerous researchers have proposed their approaches, there is a lack of consensus in terms of usage, content, and technical implementation. These solutions typically rely on specific vendors and software, often offering a basic 3D interface for visualizing spaces and conditions. However, their full potential has yet to be realized. This contribution seeks to offer a condensed framework and illustrate its application in facility management. It outlines requirements for BIM specifications and field data, and demonstrates how the adoption of a Digital Twin can transform building maintenance and asset management practices.
