Unveiling the Imperatives: Drivers for Incorporating Smart Building Technologies in the Construction Sector in Nigeria

Globally, the construction sector in developed and developing countries has been slow to adopt smart building technologies. This issue is particularly pronounced in developing countries, where infrastructure development struggles to keep up with urbanization and population growth. In Nigeria, outdated infrastructure, limited access to capital, and a shortage of skilled labor hinder the adoption of these technologies. This study investigates the factors that drive construction professionals to adopt smart building technologies. Key drivers were discovered after a thorough literature study, and these findings were validated by asking construction experts in Lagos State, Nigeria, to complete a standardized questionnaire. Statistical techniques such as percentiles, frequencies, and exploratory factor analysis were used to analyze the data. The findings from this study identified three main drivers: innovation enablers, sustainability enablers, and user satisfaction. Policymakers and government agencies can use the insights to develop strategies and policies that promote smart building technologies. Industry professionals will gain an understanding of the factors influencing technology adoption, aiding them in making informed decisions for their projects. This research advances the field by concentrating on the Nigerian construction industry and its unique potential and problems. It also provides a fresh viewpoint on the deployment of smart building technologies and enriches the current discourse on technological advancements in the construction sector.
