A Study on Dispute Resolution Mechanisms with Emphasis on High-Rise Buildings from Perspectives of Schedule, Cost and Quality in Ernakulam District, Kerala Using Relative Importance Index Method

The construction sector is experiencing a boom in high-rise building projects, particularly in fast expanding urban areas like Kerala’s Ernakulam district. As a result of this expansion, managing these projects becomes more complex, which raises the possibility of disagreements about schedule, cost, and quality. To better comprehend the complex issues encountered during construction, this study explores the dispute resolution procedures unique to high-rise structures. Using both qualitative and quantitative assessments, this study will focus into the underlying reasons of disputes and assess how well-functioning the current dispute resolution processes are. The study would examine the perspectives of stakeholders, such as builder, supervisors, consultants, project managers, contractors, QA&QC engineers, procurement managers, asset managers, etc., through in-depth surveys and interviews performed in the Ernakulam district. In total, 45 variables that have an impact on time, cost, and quality in relation to the conditions of the Ernakulam construction industry are chosen for the questionnaire. The responses received from the questionnaire survey are evaluated using the Relative Importance Index (RII). The conclusions from the study would provide information about the complexities of dispute resolution in high-rise construction projects, workable tactics to boost productivity, reduce delays, manage expenses, and guarantee the delivery of superior buildings.
