Housing Stress in Central Region Malaysia

The issue of housing stress and urban regions are now facing a serious affordability issue, especially in developing countries. Although the definition of affordability varies by nation, the affordability of housing is the capacity to own a residential home or residing in that meets basic living standards in terms of price, standard, and location. However, many individuals and families with low to moderate incomes living in Malaysia's numerous urban areas find it challenging to own a property. The purpose of this study is to assess the Central Region's home affordability index in Malaysia (including Kuala Lumpur, Negeri Sembilan, and Melaka) by recommending a maximum affordable home cost based on income level. According to the findings, the home affordability index has deteriorated due to increasing income-price disparities. It is suggested that the government and housing policymakers be held accountable for establishing fair housing prices based on convincing and commonly agreed-upon judgments. Prices could be set grounded in real supply and demand fundamentals as opposed to unfair commercial practices, manipulation, or exploitation.
