Investigation of the Effects of Supply Chain Disruptions on Offsite Construction Projects

Offsite construction (OSC) projects have unique features that set them apart from the traditional construction approach, particularly in supply chain management. Any disruptions at the top of the supply chain impact the subsequent stages, resulting in inefficiency. Such disruptions can affect material, data, and fund flows while negatively influencing the project performance and the client's cost, quality, and schedule advantages. Late deliveries or inappropriately supplied components, component damage—redesign, and additional fees are some problems that OSC has faced. Fragmentation in the supply chain causes uncertainties and complexities that originate from various stakeholders' interfaces, impacting project performance. Improving project performance requires a comprehensive study of the market based on the relations of multiple stages among it and the construction industry in that specific region to increase capacity and uptake. Considering that supply chain disruptions in the building industry have not been comprehensively investigated, a recent detailed study of supply chain disruptions is needed to accelerate the uptake of OSC. To improve the company's performance for future disruptions, the study attempts to understand better how disruptions affect OSC. For this purpose, a scientometric literature review study method was employed, including a recently published data analysis. In conclusion, it was calculated that the whole stage of supply chain management involved disruptions, but the most important lists are poor understanding of process plans/system failure, limitations of onsite space, quality damage of components, transportation restrictions (size & weight), weather, poor supply chain integration and disturbances, non-standard building material, and unsuitability of project delivery method.
