Exploring the Implementation Efforts and Contributions of Green Building Rating Systems (GBRS) Among Stakeholders in Bahrain’s Real Estate Sector: A Qualitative Study

The implementation of Green Building Rating Systems (GBRS) is gaining popularity worldwide as a tool for promoting sustainable development in the building sector. Bahrain is interested in implementing GBRS in its real estate sector. This study explores the efforts and contributions made by all stakeholders in Bahrain to deploy GBRS, recognizes the relationship between the strategy and implementation of GBRS, and suggests corrective actions and future needs in the real estate sector. The data were collected through semi-structured, in-depth interviews with stakeholders in Bahrain’s real estate sector. The data were analyzed using NVivo software, with a thematic analysis approach. The study’s findings reveal that the implementation of GBRS faces several challenges, including limited public awareness and understanding of GBRS, high initial costs, and lack of incentives for developers to adopt GBRS. The study identifies developers, government entities, and end-users as key stakeholders in the implementation of GBRS in Bahrain’s real estate sector. The study suggests that more collaboration and coordination among stakeholders are needed to develop clear strategies and policies for the implementation of GBRS. The study concludes that the implementation of GBRS in Bahrain’s real estate sector requires more awareness-raising initiatives, incentives for developers, and clear strategies and policies to ensure consistency and effectiveness.
