Modeling the Level of Implementation of BIM by Enterprises as a Means of Optimizing the Cost

Nowadays, construction companies need to obtain additional competitive advantages, which can be new ways of processing and modeling information such as BIM. Currently, existing models need to be improved, given that the situation for project implementation has become much more uncertain, flexible, and complex, and many processes are moving into the digital sphere. Therefore, the authors proposed an approach to assessing the feasibility of implementing BIM by subcontractors through simulation modeling. The article considers the main stages of the formation of BIM, features of construction cost management depending on the level of BIM used in designing, considers the main barriers to the implementation of BIM models in practical activities, including imperfect national standards or their absence, lack of demand from customers, lack of own experience in using these technologies, lack of training and its high cost, high cost of BIM technologies, as well as the small size of projects, which makes the use of BIM impractical. It is proposed to assess the feasibility of implementing BIM in the activities of subcontractors, taking into account barriers. The calculations are based on the universally recognized criterion of profitability of the capital invested in the construction project—ROI (Return On Investment), the assessment of changes as a result of the introduction of BIM is provided with the help of simulation modeling. At the same time, the simulation model takes into account the capabilities of domestic subcontractors regarding the intensity of use of such digital technology by constructing Markov chains.
