Residential Quality and Conjoint Housing Preferences in Lagos

The revealed preferences have shown that the available dwelling units and their quality attributes have to do with some prevailing condition within housing markets and of course, the households’ socioeconomic and demographic circumstances. In this way, the revealed preference actually depicts the real behavior of consumers when looking for dwelling units to accommodate. The quality of the housing unit available is what is obtainable at that given period of time. Quite different from this scenario is the stated preference which bases residential quality and choices on normative assumption of equality of conditions. In essence, stated preference deals with ideal needs and aspirations of consumers barring any constraints. Discussion in this chapter therefore takes five levels: analysis of residential quality variables that drive stated housing preferences, modeling of stated housing preferences, spatial polarization of residential quality and stated housing preferences and testing of hypothesis. Aside from the stated preference analysis, the results from the SMART analysis are also presented in this chapter.
