摘要

This paper presents a bibliometric analysis of the various publications in Property Technology (PropTech) and Financial Technology (FinTech). These emerging sectors are reshaping traditional real estate and financial services through innovative digital solutions, automation, and user-centric platforms. Using insights from 95 peer-reviewed publications from Scopus database from 2018 to 2025. Hence, the study applied bibliometric analysis techniques, using Biblioshiny and Rstudio to explores key trajectories and research gaps and key factors such as financial technology, economic, regulatory, and socio-political factors driving investor interest. This can help in shaping adoption patterns and reveals the most cited authors, most relevant sources, countries and document clustering impacts in Proptech and Fintech. Results show that technological innovation (e.g., blockchain, AI), market readiness, regulatory frameworks, urbanization trends, and customer demand are among the core determinants. While PropTech and FinTech are often studied independently, this paper identifies strong convergence points, particularly through smart cities and digital infrastructure. Additionally, geopolitical risks, cybersecurity, and sustainability agendas influence investment flows. The review concludes with a synthesis of future research avenues and calls for integrated policy frameworks to support sustainable development in both sectors.
