Assessment and certification of health facility buildings: a case study in Brasília, Brazil

The performance and conservation conditions of healthcare facility buildings directly affect the quality and sustainability of public health services. This study aims to apply and analyse a multiparametric model for the assessment and certification of healthcare buildings through a case study conducted in a primary healthcare unit in Brasília, Brazil. The research adopts an applied case study approach based on in situ inspections, documentary analysis, and photographic records. The proposed model integrates multiple indicators, including conservation status, degradation level, cultural significance, performance factor, estimated service life, and building inspection through the GUTC method, resulting in a single Quality and Performance Indicator (IQD) used for certification. The results indicate that the analysed facility achieved an IQD of 53.60%, corresponding to quality band D. Although the degradation indicator remained relatively low, deficiencies in maintenance practices and operational performance were identified. The findings highlight the importance of systematic building assessment tools to support preventive maintenance strategies and improve decision-making in the management of healthcare infrastructure. The proposed model contributes to the integration of technical, functional, and heritage-related parameters in the evaluation of healthcare facilities.
