<p><?tk 4?>Blockchain technology (BCT) has significantly addressed numerous complex challenges faced by modern society like transparency, security, delays etc. It has been implemented across various industries recently, including manufacturing, real estate, healthcare, and others. Despite the numerous potential applications of BCT, its adoption is progressing more slowly than anticipated. The disparity between technological promises and the pace of implementation has catalysed an understanding of the gap and the factors influencing acceptance. To achieve the research goals, a well-structured questionnaire was developed with the help of practitioners and experts in blockchain. A total of 213 responses were gathered from relevant stakeholders. Using exploratory factor analysis with SPSS-25, five factors were found that affect blockchain technology adoption. The five factors were trust (18.87%), risk (18.24%), confidence (16.89%), effort expectancy (11.53%), and performance expectancy (10.54%). Additionally, structural equation modeling (SEM), confirmatory factor analysis, and path coefficient analysis were used to determine the main factors. The study found that trust (β = 0.52, <i> p</i> = 0.001”), risk (β = −&#xa0;0.48 <i>p</i> = 0.002”), and confidence (β = 0.21, <i>p</i> = 0.011”) had a significant impact on the adoption of blockchain technology. This study extends the UTAUT model by incorporating trust, risk, and confidence—key factors in adopting blockchain for residential property transactions. It highlights the need to adapt technology acceptance models for emerging technologies and provides practical insights for real estate developers, regulators, and technology vendors to build trust and reduce perceived risks.</p>
