<p>The filtering and mechanical properties of soil, including pollutant migration, depend on its chemical and mineralogical composition and physicochemical properties. Heterogeneities in the distribution of soil composition and properties by depth and area play an important role in pedosphere processes but are rarely studied, especially on small length scales. The present work describes the mineralogical composition, concentrations of extractable forms of iron and aluminum, pH, cation exchange capacity, sorption capacity for water and benzene and morphological characteristics (specific surface area and pore volume) of soil samples collected in the Perm urban agglomeration from 6 boreholes located at a distance of 5 and 100&#xa0;m from each other. The studied samples are composed of primary (quartz, potassium feldspar, plagioclase and calcite) and clay (illite, chlorite, smectite) minerals. The clay fraction content fluctuatively increases with depth, as well as pH values, cation exchange capacity and the total content of extractable iron. The amorphous iron concentration tends to decrease with depth. The morphological characteristics do not differ significantly from borehole to borehole, but for different boreholes they change with depth differently. The sorption capacity demonstrates a weak tendency to increase with depth and fluctuate significantly at depths 4–8&#xa0;m for some boreholes. It is shown that local heterogeneities, typically amounting to 10–20% but sometimes reaching 100% of the variable’s mean value, are characteristic for most of the studied properties. The heterogeneity range at distances of 5 and 100&#xa0;m is the same by an order of magnitude.</p>
