<p>The study investigates the changing extent and characteristics of the semigration patterns as a form of internal migration to St Helena Bay, South Africa. Semigration is the movement of people within South Africa from one location to another; motivated by improved living conditions and remote/hybrid working arrangements. Property data were collected from Lightstone (a company providing information, valuations, and market intelligence for all South African properties) and Property24 (South Africa's largest property search portal). The data was analysed through frequency counts, cross-tabulations, and various spatial statistical techniques. Results indicate that Covid19 reduced the number of properties sold and property prices, but increasing numbers and prices are observed post-Covid19. The north-western side of the town experienced the most property purchases and highest prices, while the south-eastern side experienced the opposite pattern. The town appears to largely cater for people close to retirement, but younger working-aged adults are also present. The most popular suburbs have gated lifestyle estates close to the ocean. Results confirm some anecdotal evidence that semigration occurred in St Helena Bay.</p>
