<p>In view of developmental activities, remote sensing-based change detection studies to explore LULC in different parts of the world have drawn attention of the scholars. These activities lead to an increase in population and their diverse socio-economic activities foster Landscape transformation. Progress in an area should concomitantly be supported by infrastructure development, of which communication is of immense importance. The different mediums of communication and transport have their own advantage and disadvantages. Roads are considered to be the backbone of accessibility, especially in hilly and remote areas due to their flexibility. However, the construction of completely new roads everywhere is not always possible due to factors related to cost, time, land availability, destruction of nature, etc. That is why, in some places, upgradation of the existing National Highways, State Highways, Trunk Roads, and others are taking place. In Assam, rapid road upgradation projects are continuously being worked out and the present research is a case in study. The study incorporates a geospatial approach where satellite data has been used for the years 2011, 2015, 2019, and 2023. The said developmental activities affect thousands of houses, commercial estates, open spaces, shrublands, forests, and waterbodies; and for some people, these activities are generating ample opportunities. To identify the change, the images have been classified into 6 categories viz., agriculture, bare lands, dense vegetation, plantation, settlements, and waterbodies. It is observed that the highway expansion has led to a continuous record increase in built-up areas from 64.3 in 2011–15 to 35.58% in 2019–23 in the entire region but is quite high on the roadside where the growth ranges from 103.54 in 2011–15 to 45.94% in 2019–23. The growth of areas under agriculture and plantation fluctuates over time. Plantation decreases in the initial stage by − 13.21% but increases in a drastic way during the construction process i.e., up to 56.82%. This scenario unveils possible large-scale fertile land transition in the near future with possible effects on ecology, food security, urban heat, etc. in the region.</p>
